How do you tell, it’s not from looking at the car they drive. Ask to see their production for last year.  In the Dayton area, the serious agents are closing 4+ homes per month. They are the ones that will get you into houses on the weekend and at odd hours.
In a strong market you can’t afford to wait until it’s convenient for them. It never ceases to amaze me how many Realtors do this job part time. It’s like many other sales jobs - 20% of the people are doing 80% of the business. It’s important you find one of the 20% Realtors.

How do you tell? During an interview asking the question will only get you the obvious ‘right’ answer. They should show you without being prompted.  By that I mean the interview should not be simply, ‘What are you looking for and call me when you want to see something.” The agent should be prepared to show you how they are different and how specifically they will help you.


They should request a buyer consultation meeting when you call. This is a formal meeting to get to know your needs. The agent should take the time to walk you step by step through a purchase contract so you understand how that works. They should go over the disclosures with you.  They should explain how the inspections work and set you up on an automated home search.


If they are not walking you systematically through what to expect and how it all works you should  question how committed they are to you providing you the most help so you get the best deal possible.
