West Carrollton - The River City
West Carrollton is located in the southwestern section of the Dayton Metropolitan area.  With just under 13,000 current citizens, there's plenty of room for growing families to find the right space.  The Great Miami River forms the northern border of the city and its riverway is a  beautiful green space with a series of trails that make up 52 continuous miles in the Miami Valley.  It is open to runners, walkers, bikers and more.  You are likely to see beaver, deer, Kingfishers and Great Blue Heron here.
The City

The city originally known as "Carrollton" was settled in 1830 with a population below the 200 mark. The "West" nomenclature came to help differentiate it from the other city of Carrollton, OH and assist with mail related issues - or so the legend goes.  The city is no stranger to transportation. There was a point where the area boasted five ways for citizens to transport themselves: train, canal, riverboats, trolleys and eventually, cars.

The Housing

West Carrollton is considered one of Dayton's most affordable cities.  The typical home here is a 3 bedroom 2 full bath plan measuring in at about 1477 square feet of living area.  The average price comes out to $164,000.  Seldom do you see homes in the here over the $300,000 price point.  If condo living is for you, you'll be happy to know that the vast majority of them are priced under $150,000.
