How to Get Proper Drainage Around Your Home

Dayton, Ohio has its fair share of wet weather and water is an enemy of your home. As a general rule you should have a minimum of 1 inch of fall for every 1 foot of distance from your home, out to 6 feet. In other words, if you are standing 6 feet away from your home, the ground level should be 6 inches higher where it meets the house.   This is called positive grade and allows water to flow downhill away from the foundation.  Negative grade is when the home sits lower on the lot and water can pool around the base of the home. Over the years, this negative grade allows water to collect and compact the soil. This can cause the  footer to settle with the compacting ground resulting in cracking and worse case, shifting.   If you have low spots around your home bringing in fill dirt to promote positive drainage may be the answer. Splash blocks, pop-ups and downspouts can help channel water away as well.  In more extreme cases a french drain may be needed.

Dayton OH June 2023 Housing Market

The home sale numbers are in for June of 2023. Let’s take a look at the Dayton Ohio real estate sales numbers. We hear a lot of talk about national stats but for us Daytonians we really want to know what it looks like here.  New listings that hit the Dayton market are down a whopping 25.62% over June last year. Wow!! That decrease in inventory pushed home sales down 13.47%. It makes sense that few homes available resulted in fewer home sales.   The more scarce inventory pushed prices up nearly 5% over last year despite higher interest rates we have now. I talk to so many sellers that say they would sell if they were not afraid they would have trouble finding a new home. This vicious cycle is contributing to the depressed inventory levels we are experiencing. Need help navigating this market? I’m here to help just reach out!

How Pop-up Drains Keep Water Away From Your Foundation

Downspouts dump water right at the base of your home. Splash blocks under downspouts direct water away but they can only take it out a few extra feet. They help but they are not always enough. Pop-up drainage emitters are often the answer because they can help get the damaging water much further away. They can be located as far away from the house as you wish. Pop-ups are nothing more than a 4 inch elbow with a one-way button in the middle that ‘pops up’ when water from the gutters pushes it open. Once the water stops flowing, the button closes to keep out debris and prevent a trip hazard.   To install, you get rid of the splash blocks and bury a drain line directly off of the downspout to anywhere in the yard you want the water from your gutters to go.The only limitation is you can’t run them uphill. They must be installed in a path that has some downward slope. Connect a pop-up at the end level with the ground and you’re in business. No more splash blocks to mow or trim around and rain water is now carried far away from the foundation!
