You've Heard of Roof Trusses but What are Floor Trusses?

by David Campbell

Here’s a picture of a floor truss system from a home I recently sold in Beavecreek. They have a bottom cord, a top cord and triangles in between. They are typically made of 2x4s  and end up being stronger than traditional floor joists of dimensional lumber. They can span 30 feet which is far longer than a joist and they end up being incredibly flat and solid – just what you need if you are installing tile and grout that cracks over a spongy floor. Their open design allows for fast and easy install of HVAC ductwork, cables, electric and pipes. Drywall hangers love them because their sheets meet on the wide cord of the 2x4, not the narrow 1.5-inch width of a joist.

It's not all sunshine and rainbows with floor joists. They are more expensive and modifying them can mean having to get approval from an engineer.  In a fire they fail quicker than joists. If you are considering building a new home in Dayton, it’s worth discussing with your builder if floor trusses make sense. If you are looking for a top real estate agent in Kettering, Beavercreek, Bellbrook and the surrounding Dayton area please reach out and lets talk!
